WHO NEEDS A HOME INFORMATION PACK?
HIPs are now required for most residential sales in England and Wales. There are some exceptions, including sales of mixed use properties and also portfolios of properties. Homes that were put on the market before the dates below are also exempt.
- 1st. Aug 2007 for sales of homes with four bedrooms or more
- 10th September 2007 for sales of homes with three bedrooms or more
- 14th December 2007 for all other properties.
WHAT CONTENTS ARE IN THE HOME INFORMATION PACK?
A HIP is a document containing about 50 pages. It can be printed out or kept as an electronic document. It must contain the following documents:
- An index of contents
- A sale statement (summarising terms of sale)
- An Energy Performance Certificate
- Official land title and plan
- Land and drainage searches
- A copy of the lease where appropriate

Order your HIP
You can order quickly by completing our online order application and one of our friendly staff will contact you in return, or you can contact us and place your order over the phone
Start marketing your property
As soon as you have placed your order and made payment we will send you a confirmation HIP proforma. You can then show this document to your selling agents who will then be able to start marketing your property.
Our energy assessor will call you, We will arrange a convenient time for our energy assessor to call when accepting your order.
Receive your HIP
We will send your HIP to you via email has soon as the pack as been finalised, at the moment this is between 7 and 10 working days. We can also send a copy of your HIP to your selling agents upon request.
From April 6th 2009, if you're involved in selling a home there are changes you need to know about.
From this date, important changes are being made to Home Information Packs. Estate agents and other property professionals will need to understand them to be able to advise sellers and potential buyers.
The current first day market exemption will come to an end, meaning that the basic HIP must be available before the seller can begin marketing their property. Local searches can still be included in the HIP up to 28 days after the first day of marketing.
The new Property Information Questionnaire will be a compulsory document for inclusion in the HIP. The PIQ is designed to be completed by a seller, providing simple, useful information about a property. This can help to inform prospective buyers' decisions about whether to view, or make an offer on a particular property.
In addition, the use of insurance in personal searches to cover missing data will end. Every property search in a HIP must now contain all the required search information.
These changes are being introduced to Home Information Packs so that better information is available at the beginning of the home buying and selling process, and before buyers incur costs. Informed choice by buyers at the start can help reduce delays later on and wasted time for sellers.
