- WHAT IS A HOME INFORMATION PACK ?
An home information pack (hip-pack) is a set of documents which was previously largely compiled by the buyers solicitors ,but which now the goverment legally requires the seller to supply. It gives the potential buyer key information about the property for sale including the innovation of an energy performance certificate which is a measure designed to help potential buyers as well as home owners identify key areas that may be improved to lower the fuel bills of the property whilst also helping in the fight against global warming.
- Is an hip compulsary
Yes, it has been mandatory for all properties since 14 december 2007. It is no longer possible to market a residential property untill an hip has been commissioned. You can be fined upto L200 a day for every day that your house is for sale if you do not have an order for an HIP PACK
- when do you need an home information pack
If you are looking to sell your home, or are selling a property on behalf of another, you will need to order an HIP pack before marketing your property.

your estate agent will want to see confirmation that the hip has been ordered before marketing commences. They will also require a copy of the energy performance certificate (epc) and home information pack once complete
from april 1st 2009 you will need to have the pack completed before you can market your property so if you are thinking of selling your property order on line now and then your agents will be able to market immediatly.
- when can i put my property on the market
As soon as you have ordered your hip from hip soultions uk you can proceed to market your property without delay. You will receive confirmation that your hip-pack has been commissined which you can forward to your selling agents.

- how long will it take before my hip-pack is complete
It usually takes between 5 - 8 working days to complete an home information pack. The pack is then sent to you and your agents ( if details supplied) by email as a pdf document.
- how long will my pack last for ?
while the property is on the market, there is no need to update the home information pack. If the sale of your property stops and then starts again, you would normally be required to assemble a new pack and to update those documents which become out of date. You can carry on using the same hip if the marketing of the property stopped because an offer was accepted, and if marketing restarted because the sale had fallen through, providedthat remarketing of the propertystarts within one year of the date when marketing first began
- will some need to visit the property ?
yes, an accredited domestic energy assessor (dea ) will need to visit the property to carry out an energy performance survey. All our dea,s are trained and accredited with sava/nher. The survey takes between 30 and 60 minutes. Depending on the size of the property . the dea will take internal and external measurements, record data about the construction type of the property, and its thermal attributes, inspect the residule loft area aswell as the lighting and heating systems.
